Location, Construction Quality and Amenities: A Buyer's Guide to Evaluating an Apartment Project
Every apartment project in Dhaka promises a great location, quality construction and modern amenities. As a buyer, your job is to turn those promises into facts you can check. This guide breaks the evaluation into three parts, location, construction quality and amenities, and gives you questions to ask on every site visit.

Part 1: Evaluating the Location
Daily travel
Map the journey to work, school and the places you visit every week. Check the route at rush hour, not only on a quiet afternoon. Access to public transport matters more every year: KHURSHID LODGE and MARYAM LODGE are both about a five-minute walk from Uttara North metro station.
The immediate surroundings
Walk the street around the site. Look at the road width, drainage, nearby buildings and how the area looks after rain. Note the markets, mosques, schools, clinics and open spaces within walking distance.
The exact address
Get the full plot, road and sector or area details and check them against the documents (land records can also be looked up on the government land information portal). For example, Avalon Sufia Palace is listed at Hazi Ismail Dewan Road, Azampur, Dakhinkhan, Dhaka-1230, and Avalon Zafar Palace at Baitul Haque Jame Mosque Road, Azampur, Dakhinkhan.
Part 2: Evaluating Construction Quality
Ask for the specifications in writing
Request a full list of materials and finishes: structure, flooring, doors, windows, bathroom and kitchen fittings, and electrical work. Project pages on our website list some interior features, such as mirror tiles and wooden doors at the Uttara lodges. Make sure the specifications you are promised are written into your agreement.
Look at the building, not only the show flat
To judge construction quality on site, visit while construction is underway and look at the work in progress: the neatness of the structure, how materials are stored and how the site is managed. If the developer has completed projects, visit one and look at how it has aged.
Check the building facts
Compare the number of floors, apartments and units per floor with the approved plan. A G+7 building with one apartment per floor, like the Uttara lodges, should be exactly that on paper and on site.
Part 3: Evaluating Amenities
Lift and backup power
Ask how many lifts there are, their capacity and brand, and whether a standby generator covers them. Avalon Sufia Palace lists one six-person lift; Avalon Gardenia lists one European eight-person lift and a standby generator.
Security
Intercom, CCTV at the reception and controlled entry make daily life safer. Confirm which of these are included and who will run them after handover.
Parking
Count the parking spaces against the number of apartments and confirm in writing which space is yours. Avalon Sufia Palace lists 6 parking spaces, and MONIR TOWER lists 14 across two basements.
Utilities
Ask which connections, such as electricity, water and gas, will be ready at handover and whether their costs are included.
A Simple Scoring Method
Give each project a score from 1 to 5 for location, construction quality and amenities, and write one line of evidence for each score. Comparing written evidence side by side makes it much easier to choose with confidence.
Frequently Asked Questions
How can I check construction quality before buying?
Ask for the full list of materials and finishes in writing, visit the site to look at the work in progress and, if the developer has completed projects, visit one to see how it has aged.
Is the show flat enough to judge a project?
No. Look at the building itself: the neatness of the structure, how materials are stored and how the site is managed.
Which amenities should I confirm in writing?
The lift and its capacity, backup power, security features, your parking space and the utility connections that will be ready at handover.
